Greenbrier Management Company is seeking a highly motivated and enthusiastic Property Manager to join their team. The successful candidate will be responsible for protecting, maintaining, and enhancing the value of the community while ensuring the safety, comfort, and satisfaction of the residents.
Requirements
- Demonstrated ability to understand financial goals
- Assist in preparing annual budgets and income projections
- Collect and deposit rents and late fees in a timely manner
- Generate legal action, documents, and process in accordance with State and Company guidelines
- Communicate with vendors and contractors
- Ensure property is rented to fullest capacity
- Utilize marketing strategies to secure prospective residents
- Continuously monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc.
- Represent the company in a professional manner
- Prepare and implement procedures and systems to ensure orderly and efficient workflow
- Lead emergency team for community
- Address resident concerns and requests in a timely manner
- Develop and implement resident retention programs
- Ensure efficiency of staff through ongoing training and instruction
- Plan weekly and daily office staff schedules and assignments
- Coordinate maintenance schedule and assignments with Maintenance Supervisor
- Maintain community appearance and ensure repairs are completed on a timely basis
- Assure quality and quantity of market ready apartments
- Ensure that all service requests are recorded and communicated appropriately to maintenance
